The Search and Acquisition Process Step 1: Establishing a relationship Getting to know each other is essential to establishing a trust-based partnership. Accordingly, your preferred location, lifestyle, style of house and price point would be discussed to allow us to tailor the search and provide a bespoke service. Step 2: Creating a short list Glenmorven Associates Ltd. will undertake a thorough search of the Scottish property market, which is informed by the clients exacting requirements. An initial short list will be created and we will personally visit all properties, taking additional photographs (if permitted by the seller). We take a great deal of care to weigh up the extent to which the property meets the client’s needs in reality. Properties deemed to be of interest will then be shared with the client. We can arrange viewings for clients or, we can undertake a second viewing which would be guided by specific questions the client has. Step 3: The acquisition If a property is of particular interest for a client, we would then complete a due diligence process to find out additional information; this process would include scrutinising the home report further and arranging a building survey if required. In addition, we would also recommend a Scottish-based solicitor, who is essential for a property transaction in Scotland. If a client decides they would like to proceed with the purchase, Glenmorven Associates Ltd. would negotiate on the client’s behalf with the selling agent and seller directly with a view of securing the property on the best terms possible. Step 4: Completion Glenmorven Associates Ltd. will remain in close contact with the client throughout the conveyancing process and liaise with relevant parties to ensure a smooth transaction. Step 5: Property developmen t Should clients wish to develop or renovate the property, whether on a large or small scale, Glenmorven Associates Ltd. can assist here too. We have the experience and expertise to manage any development from securing an architect, submitting planning permission and building warrant from the local council to managing refurbishments. Glenmorven Associates Ltd. can also provide expert advice should a client wish to rent a property out or indeed create a hospitality business, such as a hotel. Recent Project: Acquiring and Creating a Holiday Home for private client based overseas during Covid-19 travel restrictions Step 1: Establishing a relationship (April 2021) Numerous zoom and telephone calls took place during this stage in order to get to know each other. Travel restrictions, due to Covid-19 pandemic, prevented face to face contact at this time but it did not prevent a trust-based partnership to form. Step 2: Creating a short list (May 2021 – August 2021) During the summer of 2021, Glenmorven Associates Ltd. conducted an on-going property search to create a short list that was reviewed by the clients. Due to Covid-19 imposed travel restrictions to the UK, our clients were unable to travel and view properties for themselves. As a result, all viewings were solely conducted by Glenmorven Associates Ltd. An extensive photographic library was created and shared with the client together with on-going discussion to enable decisions to be made. Step 3: The acquisition (September 2021 – October 2021) The property identified for purchase was part of a 275-acre country estate in rural Perthshire with outstanding views over the River Tay to the hills beyond. It is close to the desirable Strathtay area and forms the perfect base for a holiday home with impressive short term lettings potential whilst the new owners remain overseas. The sale of the estate attracted huge interest with 173 viewings and went to a closing date seven weeks after the launch. Interested parties were asked to submit their best offer. Fifty offers were received in total and the estate was sold in three lots to three new owners one successful new owner being the retained overseas client of Glenmorven Associates Ltd. At this time, our client had not even personally seen his new Scottish holiday home. Step 4: Completion (October 2021) We worked on behalf of our client throughout the conveyancing process and liaised with all parties involved and finally handed the keys of the house to our happy clients on the 15th October 2021. Step 5: Property development (November 2021-December 2022) The property dates back to the early 1800 and had not been lived in for over 11 years. The house had been in the same family for a number of generations and therefore presented a “once-in-a-lifetime” renovation opportunity for the new owners. Working closely with our architect, the required planning permission and building warrant for the new use of the house was granted by Perth and Kinross Council. Glenmorven Associates Ltd. selected, appointed and project managed the building contractor responsible for renovating the property. We also arranged accompanied tours for the client throughout the year 2022 in order for them to meet with kitchen, bathroom, furniture and interior design companies.
